"There is no second chance to make a good first impression"

Preparation is the key to making a sale! A common mistake that many experts refer to is the constant tendency not to prepare properties before putting them on the market. The way you present them to potential buyers can make all the difference between success or total failure. Buyers tend to evaluate houses by the effort required to move in. The less they have to spend to live in the property, the more they will be willing to pay for it. Sometimes all it takes is a few minor renovations to make the property more appealing. In fact, it's advisable not to go overboard with this type of work, as it can make potential buyers wonder if there are "hidden" problems that could lead to future expenses. Treat your property as a product and focus on its image. Use photographs or videos of the house, always emphasising the best areas and views. Our marketing team will be happy to intervene in this process and help you highlight your property's best features.

A well-kept exterior invites potential buyers to visit the interior. Start by taking care of the plants, trimming the bushes and cleaning the gardens and surrounding areas. If the roof has damaged tiles, you should replace them. The balcony and garage should be organised and clean. Clean the windows, the letterbox, the gutters and make sure the doors are clean too. Finally, take down the awnings and secure the shutters to protect them from the wind. All these little details will help to enhance your property.

Inside the property there are several things you can do to improve the decor of your home without spending a fortune. Two areas that potential buyers will be particularly interested in are the bathroom and the kitchen, as any damage or repairs needed in these parts of the house can mean high costs. Start by making sure that both areas are clean and in good condition. If there are any signs of leaks, plumbing or flooring problems in the kitchen or bathroom, call a professional and have them fixed before the potential buyer visits your property.

Organise and remove all unnecessary items from other areas of your property. You should consider, if possible, renting storage space or removing excess furniture for the more spacious rooms. The aim is to give the rooms in your property a sense of spaciousness. Organise cupboards to demonstrate the amount of storage space the house has to offer. Your home should look its best whenever someone visits in order to emphasise the qualities of your property.

The whole house should be well lit and airy. To do this, keep the lights on and the curtains and windows open. This will also help to maximise natural light. If the walls are in need of maintenance, consider painting them and choose light, neutral colours. Outside, opt for white, beige or light yellow, and inside for white, dirty white or pastel colours.
